When you purchase a residential property in NSW, usually you have a five-business day cooling off period after the exchange of contracts. The cooling-off period commences upon the exchange of contracts and expires at 5pm on the fifth business day after the exchange takes place. Usually, purchasers will utilise this period to obtain their unconditional finance approval, to undertake the building and pest inspection and to make further enquiries with various authorities such as the local council, water board or the strata manager.
